Information

Fort Wayne, Indiana is already booming, and $ 800 million in investment has flowed into the city's downtown. This is why the development of multi-purpose power facilities is good news for the city. This huge development will bring new life to the 39-acre Fort Wayne, which was once the headquarters of General Electric's Fort Wayne, and will also provide rebirth to this already reborn Cities bring new momentum.

How big is this new project? Electrical engineering is one of the largest reconstruction projects in the entire Midwest. The project includes 18 buildings that will be converted into 1.2 million square feet of commercial, retail, education, residential, hotel and community space.

The developer of the project, RTM Ventures, said that the goal of the project is to attract high-paying jobs, top talent and a large amount of investment funds to this city with a strong economic development.

"This is a huge, bold, large-scale project," said Kevan Biggs, a development partner at RTM Ventures. "It's really a huge campus. It's impossible for you to venture into such a project and take a bite. We need the right size and scale to make a meaningful impact."

The first phase of the project, known as the West Campus, will include approximately 712,000 square feet and is estimated to cost $ 248 million. In November last year, developers passed the last of six financing barriers. Currently, 12 tenants have signed lease agreements for power facilities. Construction is expected to begin in June this year.

The electrical engineering campus is an important piece of land in Fort Wayne. The campus dates back to the founding of the Fort Wayne Power Company in the late 19th century. The oldest building on the campus is believed to date back to 1893.

General Electric acquired the company in the early 20th century and eventually built four large manufacturing buildings on the land. This place peaked in the late 1940s when the campus employed about 40% of the Fort Wayne workforce.

John? The president and CEO of Greater Fort Wayne Inc.?

Urbahns said the power plant-which emphasizes building an innovative community in Fort Wayne-is the right choice.

"Most people in the community have some kind of connection to that campus," said the Bahraini. "It represents the heritage of entrepreneurship, creativity and manufacturing in our community. It has always been at the core of our community. This is the next step. This project will affect not only Fort Wayne's city centre but also the communities around it . This project is so large that it makes it even more important how we move forward. "

What about another goal? Build a walkable community. Biggs said the power project will feature restaurants, shops and entertainment facilities. There are also housing options here. People will work in technology spaces in offices and campuses.

"This will be the first such community in Fort Wayne, but these walkable communities are not new across the country," Biggs said. "This is a place where creative talents gather. For those who want to provide employees with better quality It's an ideal combination for the companies that they serve. "

Biggs said that RTM Ventures is two and a half years away from the first phase of development. However, this has not reduced interest in the project. Biggs said RTM has prepared about 125,000 square feet of letters of intent for the first phase.

"These companies are willing to wait for this product to go live," Biggs said. "I am absolutely convinced that as we enter the window of normal decision making for most businesses, we will be able to speed up our activities and get this project up and running quickly."

Urbahns said the power engineering project is more evidence of Fort Wayne's boom in commercial real estate. He said office vacancy rates across Fort Wayne are currently around 10%, while the vacancy rate in the city centre has dropped to 7%. Urbahns said the vacancy rate in industrial space is even lower, at only 4%.

"There isn't much office space on the market right now," Urbahns said. "We need more Grade A office buildings. We need projects like electrical engineering to attract companies to Fort Wayne. The market is tight now. We really need products like this to help us continue to grow."
